New meth contamination rules now in effect

Unless you’ve been happily ignoring anything tenancy-related for the past few months, you’ll know there have been some changes brewing around meth contamination rules. As of 16 April 2026, they’re no longer “incoming changes” - they’re now law.

And the intent behind them is actually pretty simple: bring some much-needed clarity to an area that has, for a long time, caused a lot of confusion (and in some cases, a lot of unnecessary expense).

What does this mean for landlords?

  • If Police or a council indicate there’s likely been methamphetamine manufacture, or a valid screening test comes back above 15µg/100cm², then professional testing is required. 

  • If contamination is confirmed, the property must be decontaminated back to safe levels. In other words, it’s not something that can be left sitting on the “we’ll deal with it later” list.

  • Tenants need to be kept in the loop and provided with test results within 7 days.

  • If contamination levels are high enough to make a property legally uninhabitable, then additional rules and formal processes apply.

One practical point worth noting is that routine testing between tenancies is not compulsory under the new framework. However, a pre-tenancy baseline test is still strongly worth considering. Without it, you have no reference point if issues are ever identified later, and that can make both insurance and liability conversations far more difficult than they need to be.

Overall, this is one of those rule changes that brings a bit more structure and certainty to the industry - which is no bad thing. As always, having solid processes in place and leaning on your property manager where needed will make life a lot easier. Read more here.

New regulations for residential property managers - another day at the office for us 

New regulations have been announced for residential property managers and organisations, aimed at lifting standards across the industry and tightening up expectations around professionalism and compliance.

On paper, this is about consistency, accountability, and ensuring a more even playing field across the sector.

For us, very little actually changes in practice.

The requirements around trust accounting, clear systems and processes, competency, and professional conduct are already part of how we operate day to day. This isn’t a case of needing to “step up” - it’s simply a formal recognition of what good property management should already look like. 

From a landlord perspective, the intention is a positive one: more consistency, clearer standards, and greater confidence in who you’re dealing with. In theory, that should help lift the overall professionalism of the industry.

For us, though, it’s business as usual. Same processes, same standards, same expectations, just with a bit more formal structure wrapped around it. Read more here
